Anaqua Springs Ranch: What Luxury Home Buyers Should Know in 2026

If you are searching for a luxury home with acreage near San Antonio, Anaqua Springs Ranch deserves a closer look.

Located northwest of San Antonio near Boerne, Anaqua Springs Ranch offers a noticeably different version of luxury living than communities such as The Dominion or more traditional master-planned neighborhoods.

The defining features here are space, custom architecture and the natural Texas Hill Country setting.

The community encompasses nearly 920 acres, according to Anaqua Springs Ranch, with homesites averaging approximately one to three acres. Rather than designing the neighborhood around dense development, the community was planned around existing trees, limestone terrain and the surrounding landscape.

For buyers who want a substantial custom home, more separation from neighboring properties and continued access to San Antonio, that combination can be difficult to replicate.

Here is what I think luxury buyers should understand before purchasing in Anaqua Springs Ranch.

Where Is Anaqua Springs Ranch?

Anaqua Springs Ranch is located northwest of San Antonio in the Boerne 78006 mailing area.

According to the community, Anaqua Springs Ranch is approximately 26 miles north of downtown San Antonio and approximately 10 miles southwest of Boerne.

Its location provides access to the Interstate 10 corridor while placing residents in a much more acreage-oriented Hill Country environment.

That distinction is important for buyers relocating to the area.

A property can carry a Boerne mailing address without providing the same location or lifestyle as a home near downtown Boerne. Likewise, Anaqua Springs Ranch is not simply another northwest San Antonio subdivision.

I recommend evaluating the actual location of the property, the routes you will use regularly and where you expect to spend most of your time rather than choosing solely by city name or ZIP code.

What Makes Anaqua Springs Ranch Different?

Anaqua Springs Ranch combines an established gated community with estate-sized homesites and individually designed custom homes.

The community's official information describes nearly 920 acres of Hill Country terrain, with spacious homesites averaging approximately one to three acres.

That creates a different residential environment from luxury neighborhoods where homes may be substantial but homesites are considerably smaller.

Depending on the individual property, buyers may find:

  • Custom-designed luxury residences
  • One-acre-plus homesites
  • Mature oak trees
  • Hill Country terrain and limestone features
  • Longer driveways and greater separation between homes
  • Extensive outdoor living areas
  • Swimming pools and spas
  • Multiple-car garages
  • Guest accommodations or flexible secondary spaces

Every property is different, which is one of the reasons evaluating real estate here requires more than simply comparing square footage and price per square foot.

Is Anaqua Springs Ranch Gated?

Yes. Anaqua Springs Ranch has guarded and gated access.

The community currently states that a guard is on duty 24 hours a day.

For buyers specifically searching for a controlled-access luxury community while also prioritizing acreage, Anaqua Springs Ranch is therefore an important option to compare with other luxury communities northwest of San Antonio.

Buyers should verify current access procedures, HOA rules and fees as part of their due diligence before purchasing.

How Large Are the Homesites in Anaqua Springs Ranch?

The community states that homesites average approximately one to three acres.

For many luxury buyers, that is one of the neighborhood's biggest advantages.

More land can provide additional separation between residences and may create opportunities for extensive outdoor living, pools, landscaping or other improvements, subject to the specific property's conditions and applicable restrictions.

But acreage should never be evaluated solely by the number shown on a listing.

In the Texas Hill Country, I also pay attention to:

  • Topography and slope
  • Usable versus heavily sloped land
  • Drainage
  • Tree coverage
  • Rock and limestone formations
  • Easements
  • Building setbacks
  • Septic location
  • Potential locations for future improvements

Two properties can each contain two acres and offer completely different levels of usable space.

That is why I encourage acreage buyers to evaluate the land almost as carefully as the house itself.

What Are Homes Like in Anaqua Springs Ranch?

Anaqua Springs Ranch is primarily a custom-home community rather than a neighborhood built around a small collection of standardized floor plans.

That architectural variety is part of the appeal, but it also makes comparing properties more complicated.

One estate may emphasize traditional Hill Country or European-inspired architecture, while another may have undergone extensive renovations or incorporate more transitional or contemporary interiors.

When I evaluate a home here, I look beyond bedroom count and square footage.

Important considerations can include:

  • Quality and age of construction
  • Architecture
  • Interior renovations
  • Homesite quality
  • Outdoor living
  • Pool and spa
  • Garage capacity
  • Guest accommodations
  • Roof age and condition
  • HVAC systems
  • Windows and doors
  • Drainage
  • Septic system
  • Landscaping and irrigation

At this level of the market, two homes with similar square footage can justify very different values.

What Amenities Does Anaqua Springs Ranch Offer?

Anaqua Springs Ranch is not centered around a private country club.

Instead, its amenities reinforce the neighborhood's more natural, acreage-oriented setting.

According to the community, amenities currently include a five-acre community park, pavilion, covered playground, full-sized basketball court and walking and biking trails.

The community also identifies tree-lined private roads and underground utilities among its features.

That makes Anaqua Springs Ranch an interesting contrast with The Dominion, where the residential community includes a private country club within the development.

Neither model is inherently better.

They appeal to different priorities.

Anaqua Springs Ranch vs. The Dominion

This is one of the comparisons I would expect many San Antonio luxury buyers to make.

The Dominion generally provides a more traditional master-planned luxury environment closer to the I-10 and Loop 1604 corridor, while Anaqua Springs Ranch places greater emphasis on acreage and the Hill Country landscape.

The Dominion contains a broad mix of villas, garden homes, custom residences, golf-course properties and substantial estates across approximately 1,600 acres.

Anaqua Springs Ranch is smaller and more acreage-oriented, with homesites averaging approximately one to three acres according to the community.

A buyer whose priorities include proximity to major northwest San Antonio destinations and a private country-club option may begin with The Dominion.

A buyer who places acreage, natural terrain and more physical separation between properties near the top of the list may prefer to begin with Anaqua Springs Ranch.

I would tour both before making the decision based on online listings alone.

Anaqua Springs Ranch vs. Boerne

This comparison requires an important distinction: Boerne is an entire city and surrounding real estate market, while Anaqua Springs Ranch is one specific residential community.

The greater Boerne area includes a wide range of luxury options, from properties closer to Main Street to gated developments, custom communities and acreage estates farther into the Hill Country.

Anaqua Springs Ranch gives buyers a much more specific proposition: a guarded and gated custom-home environment with substantial homesites southwest of Boerne.

If your priority is being closer to downtown Boerne, I would evaluate other communities and properties as well.

If your priority is acreage while maintaining access to both Boerne and northwest San Antonio, Anaqua Springs Ranch becomes particularly relevant.

What Utilities Should Buyers Understand?

Utilities are an important part of buying an acreage-oriented luxury property.

Anaqua Springs Ranch currently identifies SAWS water, CPS Energy electric service and GVTC communications infrastructure among the community utilities.

The community also states that homeowners provide and maintain their own septic systems.

That means septic evaluation should be part of the due-diligence conversation when purchasing a resale home.

Depending on the property, I would also want to understand irrigation, drainage and any other property-specific systems before the option or inspection period expires.

What Should You Inspect Before Buying?

A large custom estate can contain significantly more systems and improvements than a conventional home.

In addition to a general home inspection, the property may warrant specialized evaluation depending on its features.

I would consider the condition and age of items such as:

  • Roof
  • Foundation and structure
  • HVAC equipment
  • Electrical systems
  • Plumbing
  • Septic system
  • Pool and spa equipment
  • Irrigation
  • Drainage
  • Exterior stone or stucco
  • Windows and doors
  • Retaining walls
  • Gates and exterior improvements

The exact inspections should be determined by the individual property.

For me, the objective is not simply identifying defects. It is understanding the home's systems well enough for the buyer to make an informed decision about ownership and future maintenance.

Can You Build a Custom Home in Anaqua Springs Ranch?

Vacant homesites continue to appear within Anaqua Springs Ranch, making custom construction a possibility when suitable land is available.

However, purchasing a lot should come before designing the house—not the other way around.

I would first evaluate the homesite's topography, setbacks, easements, utilities, septic requirements, architectural restrictions and potential building envelope.

A beautiful Hill Country lot can present design opportunities, but slope, rock, trees and drainage can also materially affect construction.

Buyers should obtain current architectural and community requirements directly from the appropriate sources and involve their builder, architect and other professionals before committing to a specific design.

What Are the Current HOA Fees?

Anaqua Springs Ranch's official community website currently lists a mandatory HOA assessment of $1,165 per year and a separate gate sentry assessment of $1,060 per year.

These amounts can change.

Buyers should verify all current assessments, transfer fees, restrictions and HOA documents during the purchase process rather than relying on historical or online figures.

You can review current community information on the official Anaqua Springs Ranch website.

What School District Serves Anaqua Springs Ranch?

The community identifies Anaqua Springs Ranch as being within Northside Independent School District.

School attendance boundaries can change and should be verified for the specific property being considered. Buyers can confirm current assignments directly with the school district before purchasing.

Is Anaqua Springs Ranch Right for You?

I think Anaqua Springs Ranch becomes especially compelling when a buyer's priorities include:

  • Acreage
  • Custom architecture
  • A guarded and gated community
  • More separation between neighboring properties
  • Hill Country terrain
  • Access to both San Antonio and Boerne

It may be less compelling for a buyer whose priority is a golf-centered country-club lifestyle, a smaller lock-and-leave property or being immediately adjacent to the city's major commercial corridors.

That is why choosing a luxury community should start with lifestyle and property priorities rather than simply choosing the most expensive house available.
