The private Clubs of Cordillera Ranch offer seven club categories, including golf, tennis and pickleball, fitness and spa, social and dining, equestrian, river recreation, and rod-and-gun activities. Club membership structure varies, so buyers should verify the membership associated with a particular property rather than assuming every home includes the same privileges.
Cordillera Ranch may be a strong fit if you want:

- Larger homesites
- Hill Country views and terrain
- A private-club lifestyle
- Golf and outdoor recreation
- More separation between neighboring properties
One thing I encourage buyers to understand early is that Cordillera Ranch is large. The experience can vary considerably depending on which section of the community you choose.
2. George’s Ranch
George’s Ranch is one of the newer options I would put on the list for buyers who want luxury new construction, larger homesites and a Boerne address.
Current builder offerings include Drees, Perry Homes and Toll Brothers, with many of the community’s homes positioned on approximately one-acre homesites.
George’s Ranch also includes Adeline, a gated custom-home section offering one-acre homesites for buyers who want greater flexibility in designing a custom residence.
This makes George’s Ranch particularly interesting for someone who wants the space associated with Hill Country living but prefers newer architecture, contemporary floor plans and the ability to personalize a home.
George’s Ranch may be a strong fit if you want:
- Luxury new construction
- Approximately one-acre homesites
- Newer floor plans
- Custom-home opportunities
- Hill Country surroundings
- Convenient access to Boerne
Because the community is still developing, buyers should also consider future construction around a homesite, remaining inventory and how the completed neighborhood may differ from what exists today.
3. Esperanza
Esperanza offers a different version of Boerne living.
Rather than focusing primarily on large custom estates, Esperanza is a substantial master-planned community offering newer homes and an extensive collection of neighborhood amenities.
The community spans approximately 1,700 acres and currently features multiple homebuilders, resort-style amenities and more than 20 miles of trails.
Amenities include a pool, lazy river, fitness center, community gathering spaces, parks and recreational areas.
Home options vary widely, which means Esperanza can serve buyers at several different price points rather than functioning exclusively as an ultra-luxury community.
For luxury buyers, the appeal is often the combination of newer construction, community amenities and proximity to historic Boerne.
Esperanza may be worth considering if you want:

I would compare Esperanza directly with George’s Ranch if you like newer construction but are still deciding how much lot size and community programming matter to you.
4. Fair Oaks Ranch
Fair Oaks Ranch deserves consideration even though it is its own city rather than part of Boerne.
For many home searches, however, the two markets naturally overlap.
Fair Oaks Ranch sits along the Interstate 10 corridor between San Antonio and Boerne and offers a mixture of established properties, golf-oriented neighborhoods, newer homes and larger residential lots.
This can make it particularly useful for buyers who like the Hill Country setting but still want relatively direct access toward San Antonio.
Fair Oaks Ranch may be a strong fit if you want:
- Hill Country surroundings
- Established neighborhoods
- Golf-oriented residential options
- Access toward both Boerne and San Antonio
- A mixture of older and newer luxury homes
For relocation buyers especially, I often recommend thinking about the entire I-10 corridor rather than drawing a hard line between San Antonio, Fair Oaks Ranch and Boerne.
5. Luxury Homes Near Downtown Boerne
Not every luxury buyer wants to live in a large master-planned community.
For some buyers, proximity to historic downtown Boerne is the priority.
Main Street, Main Plaza, local dining, shops and the trail system along Cibolo Creek create a different lifestyle from living farther into an acreage community.
The housing inventory closer to town is more property-specific. Buyers may encounter renovated residences, newer infill construction, custom homes and properties on larger lots depending on location.
This is an area where I would focus more heavily on the individual property and street than on trying to identify a single subdivision name.
Boerne currently maintains 10 public parks, including Boerne City Park and Boerne City Lake Park, providing additional outdoor recreation throughout the city.
6. Luxury Acreage Outside Boerne
Some of the best opportunities for buyers wanting additional land may not fall within a recognizable master-planned neighborhood at all.
Moving farther outside central Boerne can open the door to custom homes, ranch-style estates and properties on several acres.
This is where due diligence becomes especially important.

- Topography

- Easements
- Road access

Esperanza and George’s Ranch are also useful to compare because both offer newer homes but approach community design differently.
Esperanza provides extensive shared amenities, multiple builders, trails, parks and a broader range of housing options.
George’s Ranch places more emphasis on larger homesites and upper-end new construction.
Your preference may ultimately come down to whether you prioritize community amenities or additional residential space.
Boerne vs. San Antonio for Luxury Buyers
For many relocation buyers, the real decision is not between two Boerne neighborhoods. It is between Boerne and San Antonio.
San Antonio provides access to established luxury communities such as The Dominion, Stone Oak and Shavano Park while generally keeping buyers closer to major employment, medical, shopping and entertainment destinations.
Boerne and the surrounding Hill Country can provide more opportunities for larger lots, newer communities, custom construction and a different overall setting.
There is no universal winner.
I recommend starting with the commute and lifestyle you want, then working backward toward the house.

When evaluating luxury property around Boerne, I pay particular attention to the things that are difficult to change after closing.

- Location: distance to Boerne, I-10 and your daily destinations

- Utilities: water, sewer or septic, propane and internet
- Restrictions: HOA rules, architectural controls and deed restrictions
