If you are searching for a home in Stone Oak, there is a good chance you will eventually encounter a gated neighborhood.
But one of the most important things I tell buyers is that "gated community" does not describe one specific type of Stone Oak property.
Stone Oak is a large master-planned area in North San Antonio made up of numerous individual subdivisions and homeowners associations. Some communities offer controlled access, while others include staffed entrances, larger custom homesites or additional neighborhood amenities.
The homes behind those gates can also be dramatically different.
A buyer may be comparing a traditional single-family home in one gated neighborhood with a million-dollar custom residence on a substantial homesite in another.
As a Luxury Real Estate Advisor serving Stone Oak and the surrounding San Antonio market, I think the better question is not simply, "Is it gated?"
It is: What am I actually getting behind the gate?
Here is what buyers should know when comparing gated communities in Stone Oak in 2026.
Does Stone Oak Have Gated Communities?
Yes. Stone Oak includes numerous gated or controlled-access residential communities, including neighborhoods with custom and luxury homes.
Stone Oak itself is not one subdivision. It is a larger master-planned area containing many individual neighborhoods and homeowners associations.
That distinction matters because access, HOA structure, amenities, home styles, lot sizes and price points can vary substantially from one community to another.
The official Stone Oak Property Owners Association oversees the broader master-planned area, while individual residential neighborhoods may also have their own homeowners associations.

What Are Some Gated Communities in Stone Oak?
Stone Oak contains a large number of individual residential neighborhoods, so this is not intended to be an exhaustive list.
For luxury buyers in particular, two communities I think are especially useful to understand are:
- Champions Ridge
- The Estates at Champions Run
Both provide controlled access and custom-home opportunities, but they are separate communities with different homes, homesites, amenities and HOA structures.
Buyers may also encounter gated or controlled-access sections elsewhere throughout Stone Oak and the surrounding North San Antonio market.
For that reason, I always verify the access structure and applicable association for the individual property rather than assuming every neighborhood operates the same way.
Champions Ridge
Champions Ridge is one of the established luxury communities within Stone Oak and one of the neighborhoods I would put on the list for buyers specifically looking for gated custom homes in North San Antonio.
The Champions Ridge Homeowners Association identifies the neighborhood as part of the Stone Oak planned community.
According to the HOA, Champions Ridge contains 148 estate homesites and 62 villa homesites.
The association maintains community facilities that include:
- Guard house
- Private streets
- Tennis court
- Sport court
- Pavilion
- Landscaped common areas
- A 31-acre nature preserve
That combination helps explain why I would evaluate Champions Ridge separately from the broader Stone Oak housing market.
Buyers can encounter larger custom residences, estate-oriented properties and homesites that do not compare directly with a typical Stone Oak subdivision.
What Are Homes Like in Champions Ridge?
Champions Ridge includes both estate and villa homesites, so buyers should not assume every property within the community is comparable.
At the upper end, buyers may encounter:
- Large custom residences
- Estate-sized homesites
- Swimming pools
- Extensive outdoor living areas
- Multiple-car garages
- Hill Country or city-oriented views depending on the property
- Established luxury construction
- Opportunities for newer custom construction when homesites are available
The neighborhood's HOA currently notes that build sites remain available within the Estates portion of the community.
For buyers considering building rather than purchasing an existing home, I recommend evaluating the homesite and construction plan together.

The Estates at Champions Run
Across the broader Champions area, buyers may also encounter The Estates at Champions Run, another established gated luxury community in the northern portion of Stone Oak.
The community's homeowners association describes The Estates at Champions Run as containing 144 building lots and being almost completely built out.
Homesites average approximately one acre according to the community, which is notable for buyers who want additional land while remaining within the Stone Oak area.
The neighborhood is characterized by custom homes rather than one standardized architectural product.
That means individual properties can vary substantially in:
- Age
- Architecture
- Square footage
- Renovation level
- Homesite position
- Views
- Pool and outdoor improvements
- Garage configuration
Those differences become particularly important when determining value.
Is The Estates at Champions Run Guard-Gated?
Yes. The Estates at Champions Run currently operates a staffed gated entrance.
The community states that its entrance is staffed 24 hours a day, 365 days a year, with visitors and service personnel screened at the entrance.
For buyers who specifically want a staffed entrance rather than simply an automated access gate, that is an important distinction to verify when comparing Stone Oak communities.
Access procedures and community policies can change, so buyers should always review current HOA information before purchasing.
Champions Ridge vs. The Estates at Champions Run
These communities are geographically close, but I would not treat them as interchangeable.
Champions Ridge includes both estate and villa homesites and community amenities including courts, a pavilion and a nature preserve.
The Estates at Champions Run is particularly notable for its custom-home inventory, approximately one-acre average homesites and staffed entrance.
The better fit depends on the individual home rather than simply choosing one neighborhood name over another.
If I were comparing properties for a buyer, I would look at:
- Actual homesite size
- House size and floor plan
- Age and construction quality
- Renovations
- Outdoor living and pool
- Garage capacity
- Views and lot position
- HOA assessments
- Community amenities
- Recent comparable sales
At luxury price points, those property-specific differences usually matter more than a simple neighborhood average.
How Much Do Gated Homes in Stone Oak Cost?
There is no single price range for gated homes in Stone Oak.
The broader Stone Oak market contains homes across a wide spectrum of prices, while custom and luxury properties in certain gated communities can extend well above the area's median price.
Around the $500,000 price point, buyers may encounter established homes throughout the broader Stone Oak area.
As budgets move toward $750,000, buyers can generally begin considering larger homes, more substantial lots, additional upgrades and properties within some gated communities.
Around $1 million and above, buyers may encounter larger custom residences, pools, higher-end finishes and more substantial outdoor living.
Stone Oak also contains a luxury segment extending beyond $1.5 million, particularly when comparing custom homes, larger homesites and extensively improved properties.

Is Every Luxury Neighborhood in Stone Oak Gated?
No.
Gated access and luxury real estate are related in parts of Stone Oak, but they are not the same thing.
A luxury property can be located outside a controlled-access neighborhood, and a home behind a gate is not automatically a luxury property.
For me, luxury value is more closely tied to the complete property:
- Location
- Construction quality
- Architecture
- Homesite
- Condition
- Renovations
- Outdoor improvements
- Privacy
- Views
- Community characteristics
The gate is one feature—not the entire value proposition.
What Does Gated Access Actually Mean?
This is a question I think buyers should ask more often.
The term "gated" can describe different access arrangements.
A community may use:
- Automated resident gates
- Keypad or credential access
- Visitor call systems
- Staffed entrances
- Controlled-access private streets
- A combination of access systems
I would not assume that "gated" means a staffed entrance.
If a particular access arrangement is important to you, verify exactly how the community operates before purchasing.
Does a Gate Guarantee Security?
No.
A gate controls or limits vehicle access according to the community's procedures, but buyers should not interpret gated access as a guarantee of personal or property security.
I prefer describing these neighborhoods as gated, controlled-access or staffed-entry communities based on their actual features rather than making subjective claims about safety.
Buyers should evaluate the access system and community policies based on their own preferences.
Understand Stone Oak's HOA Structure
This is another important distinction for buyers moving into Stone Oak.
Properties within Stone Oak POA boundaries are subject to the broader Stone Oak Property Owners Association.
Residential properties can also have a separate neighborhood homeowners association.
That means a buyer may have more than one association-related obligation.
Before purchasing, I recommend reviewing:
- Current assessments
- Association budgets
- Rules and restrictions
- Architectural requirements
- Gate and access policies
- Maintenance responsibilities
- Community amenities
- Any applicable transfer or other association fees
Do not assume HOA costs or restrictions are identical simply because two homes are both located in Stone Oak.
Why Deed Restrictions Matter in a Luxury Community
Luxury buyers sometimes focus so heavily on the house that they overlook what they may be permitted to change after closing.
Community restrictions can affect improvements such as:
- Exterior modifications
- Fencing
- Roofing materials
- Paint colors
- Landscaping
- Accessory structures
- Major additions
- Other exterior improvements
If you are purchasing a property specifically because you plan to renovate, expand or substantially change the exterior, I would review the applicable documents before assuming the project will be permitted.
What About The Pinnacle and The Vineyard?
Luxury buyers searching Stone Oak frequently expand their search into communities in and around the broader North San Antonio area, including The Pinnacle and higher-end sections associated with The Vineyard.
These communities can provide additional custom and luxury inventory, but buyers should pay close attention to actual subdivision boundaries.
Online real estate searches often use "Stone Oak" more broadly than official association boundaries.
That means a property marketed as being "near Stone Oak" or appearing in a Stone Oak search may not necessarily fall within the Stone Oak POA.
I consider that distinction important when comparing association requirements, amenities and location.
What About The Heights at Stone Oak?
The Heights at Stone Oak includes multiple residential sections and represents another part of the broader Stone Oak housing market.
Because individual sections can have different characteristics, buyers should verify the specific subdivision, access arrangement, HOA and amenities associated with the individual property.
This is a recurring theme throughout Stone Oak:
Do not buy based solely on the larger area name.
Understand the specific neighborhood behind the listing.
Why Buyers Choose Stone Oak's Gated Communities
For buyers who specifically want North San Antonio, gated Stone Oak communities can provide an interesting combination.
Depending on the neighborhood and property, buyers may find:
- Controlled-access entrances
- Custom homes
- Larger residences
- Estate-sized homesites
- Established landscaping
- Community recreation amenities
- Convenient access to the US 281 and Loop 1604 corridors
- Nearby shopping, dining and medical services
This creates a different experience from some of San Antonio's other luxury markets.
For example, buyers prioritizing a country-club-centered environment may also consider The Dominion.
Buyers prioritizing larger established residential lots without the same master-planned structure may consider Shavano Park or Hill Country Village.
Stone Oak can make sense for buyers who want a broad range of housing choices combined with established North San Antonio infrastructure.
Stone Oak Gated Communities vs. The Dominion
The Dominion is one of San Antonio's best-known gated luxury communities, but it provides a different buying experience from Stone Oak.
The Dominion is a more concentrated luxury market with a strong country-club component and extensive custom-home inventory.
Stone Oak is much broader.
It contains traditional residential neighborhoods, gated subdivisions, custom-home enclaves and luxury communities across multiple price points.
For some buyers, that variety is an advantage.
Someone who wants a gated home in North San Antonio but does not necessarily want the structure or price point of The Dominion may find more options throughout Stone Oak.
Stone Oak Gated Communities vs. Shavano Park
Shavano Park provides another useful comparison.
Stone Oak is built around numerous individual subdivisions and associations.
Shavano Park is its own municipality and includes a mixture of established properties, larger residential lots, renovated homes and newer luxury construction.
A buyer prioritizing a gated master-planned neighborhood may lean toward certain Stone Oak communities.
A buyer prioritizing lot size and a more established low-density residential setting may also want to compare Shavano Park.
The right choice depends on the individual property and the type of community you want.
What Should You Check Before Buying in a Gated Stone Oak Community?
When I am helping a buyer evaluate a gated property, I want to understand more than the asking price.
My checklist includes:
- What type of access does the community use? Automated gate, controlled access or staffed entrance?
- Which associations apply? Determine whether the property is subject to both a neighborhood HOA and the Stone Oak POA.
- What are the current assessments? Verify rather than relying on an old listing.
- What amenities are included? Courts, pools, parks, pavilions and other amenities vary by community.
- What are the deed restrictions? This matters especially if you plan to renovate or modify the exterior.
- How does the homesite compare? Lot size, elevation, orientation and views can materially affect luxury value.
- How updated is the house? Stone Oak contains established luxury inventory, so renovation level can create major price differences.
- What are the major system ages? Review the roof, HVAC equipment, water heaters, windows and other significant components.
- What are the relevant comparable sales? Compare the property with genuinely similar homes rather than the entire Stone Oak market.
- How does it compare with other luxury areas? The same budget may buy a very different property in Stone Oak, Shavano Park, The Dominion or elsewhere in North San Antonio.
