If you are considering buying a luxury home in San Antonio, one of the first questions you may have is simple: how much does a luxury home in San Antonio actually cost?

The answer depends heavily on the neighborhood, lot size, age of the home, level of customization and amenities you are looking for. Unlike some major Texas markets, San Antonio offers luxury homes across a surprisingly wide range of price points.

In 2026, buyers can find upscale homes in established North San Antonio communities starting well below $1 million, while custom estates in some of the area's most exclusive neighborhoods can reach several million dollars.

What Is Considered a Luxury Home in San Antonio?

There is no single price that officially defines a luxury home. Luxury real estate is generally better understood as the upper portion of a local housing market rather than a specific national price threshold.

That distinction is especially important in San Antonio.

According to Realtor.com market data, the median listing price across San Antonio was approximately $290,000 as of August 2026. Luxury neighborhoods can trade at several times that amount.

A San Antonio luxury home may include features such as custom architecture, larger homesites, premium finishes, outdoor living spaces, pools, extensive landscaping, gated-community locations or golf-course frontage.

Depending on the neighborhood, I generally see the upper-end San Antonio market beginning somewhere around the $750,000 to $1 million range, with a significant luxury market above $1 million.

How Much Do Homes Cost in The Dominion?

The Dominion remains one of the most recognizable luxury communities in San Antonio and is often one of the first neighborhoods buyers explore when searching for luxury real estate.

Current market data illustrates the difference between The Dominion and the broader San Antonio market. Realtor.com reported a median listing price around $1.295 million for The Dominion in its August 2026 neighborhood market data.

However, pricing within The Dominion varies considerably.

Buyers may find smaller or lower-maintenance properties at the lower end of the community's price spectrum, while larger custom estates can extend into the multi-million-dollar range.

Homes with golf-course locations, substantial acreage, extensive outdoor living areas, highly customized interiors or newer construction generally command higher prices.

How Much Do Luxury Homes Cost in Stone Oak?

Stone Oak offers a much broader range of housing than The Dominion, which makes it interesting for buyers who want an upscale North San Antonio location without necessarily entering the $1 million-plus market.

Realtor.com reported a median listing price of approximately $500,000 for Stone Oak in September 2026.

That figure includes the entire Stone Oak market, however, and does not tell the whole story.

Several gated and higher-end communities within and around Stone Oak contain homes substantially above the neighborhood median. Depending on the subdivision, buyers can find larger homes, custom construction, pools and significant homesites in higher price ranges.

This makes Stone Oak one of the areas where buyers can encounter a particularly wide spectrum of housing options within a relatively concentrated part of North San Antonio.

Shavano Park Luxury Real Estate

Shavano Park is another established luxury market in North Central San Antonio.

One of the characteristics that distinguishes Shavano Park is the variety of properties available. Depending on the section of the city, buyers may encounter older homes on substantial lots, extensively renovated properties or newer custom construction.

Luxury homes here frequently reach seven figures, particularly when buyers are looking for newer construction, larger homesites, pools and high-end finishes.

Because the housing stock varies considerably, evaluating individual properties and recent comparable sales is particularly important when purchasing in Shavano Park.

Hill Country Village Luxury Homes

Hill Country Village represents a different type of luxury real estate opportunity.

Rather than focusing primarily on large homes inside master-planned developments, Hill Country Village is known for substantial properties and a lower-density residential setting.

Land can represent a significant portion of a property's value here. Buyers looking for larger acreage within the San Antonio area may encounter prices well into the seven figures depending on the size of the property, improvements and condition of the residence.

As a result, comparing homes purely on price per square foot can be misleading. Homesite size, improvements and the underlying land need to be considered alongside the house itself.

Luxury Homes in Boerne

The luxury market extends well beyond San Antonio city limits.

Boerne has become an important part of the greater San Antonio luxury real estate market, with options ranging from upscale neighborhoods closer to town to custom homes on larger Hill Country properties.

A buyer's budget can produce very different results depending on whether the priority is proximity to downtown Boerne, acreage, newer construction or a master-planned community.

For buyers comparing San Antonio and Boerne, it is important to evaluate more than the home itself. Property taxes, commute patterns, lot size, utilities, community fees and future development can all affect the overall ownership experience.

How Much Do Homes Cost in Cordillera Ranch?

Cordillera Ranch is one of the best-known luxury communities in the Texas Hill Country and represents another segment of the greater San Antonio luxury market.

Homes can vary dramatically based on acreage, construction quality, age, views and location within the community.

Custom estates can reach several million dollars, particularly when they combine larger homesites with extensive outdoor living spaces, pools and high-end custom construction.

Buyers considering Cordillera Ranch should also evaluate the characteristics of the specific property and section of the community rather than relying solely on neighborhood-wide pricing.

What Does $1 Million Buy in San Antonio?

This is one of the questions I receive most often from luxury buyers relocating to San Antonio.

A budget around $1 million can look dramatically different depending on location.

In some North San Antonio communities, that budget may provide a larger home with a pool, multiple living areas and substantial square footage. In other luxury neighborhoods, $1 million may represent an entry point where buyers prioritize location over acreage or size.

Moving farther into the Texas Hill Country can change the equation again, potentially providing opportunities for larger homesites or newer custom construction.

For this reason, I typically recommend that buyers begin with their priorities rather than choosing a neighborhood solely by name.

What Does $2 Million Buy in San Antonio?

At approximately $2 million, buyers begin entering a different segment of the San Antonio luxury market.

Depending on location, this price range can include custom construction, larger estates, substantial outdoor living spaces, pools, premium lots and homes in some of the area's most established luxury communities.

The difference between a $1 million and $2 million home is not always simply additional square footage. Lot quality, architectural design, construction quality, renovations and location can account for a significant portion of the difference in value.

What About $3 Million and Above?

San Antonio also has an established ultra-luxury market.

At this level, properties become increasingly unique, which makes traditional comparable-sale analysis more complicated.

Buyers may encounter significant custom estates in The Dominion, Hill Country Village, Cordillera Ranch, Alamo Heights and other luxury enclaves throughout the greater San Antonio area.

Architecture, acreage, privacy, views, construction quality, guest accommodations, pools, outdoor kitchens and other improvements can all materially influence value.

San Antonio Luxury Real Estate Can Offer More for the Budget

One reason luxury buyers continue to consider San Antonio is the variety of property available across the metropolitan area.

A buyer can compare a gated golf-course community, an established central neighborhood, a large-acreage property and a newer Hill Country custom home without leaving the broader San Antonio region.

Those properties may have similar asking prices while offering completely different ownership experiences.

That is why the question is often not simply, "What can I buy for $1 million?"

A better question is:

"What type of property do I want my budget to buy?"

Buying a Luxury Home in San Antonio in 2026

Buyers in today's luxury market should evaluate each property individually.

Luxury homes can have fewer directly comparable sales than traditional properties, and differences in lot size, renovations, construction quality and location can create substantial differences in value even between nearby homes.

I recommend looking at recent sales, current competition, days on market, price reductions and the history of the individual property before determining an offer strategy.

The San Antonio Board of REALTORS® publishes ongoing market statistics for the San Antonio area, but neighborhood-level and property-level analysis becomes increasingly important as you move into the luxury market.
