If you are searching for luxury real estate near Boerne, Cordillera Ranch is one of the communities you should understand before narrowing your Texas Hill Country home search.
But Cordillera Ranch is not simply a luxury subdivision with large houses.
It is a 9,100-acre private, gated Hill Country community with custom homes, acreage, undeveloped homesites, a Jack Nicklaus Signature golf course, more than five miles of Guadalupe River frontage and an extensive private-club environment.
Its size is also one of the most important things for buyers to understand.
A golf-course property near the clubhouse, a multi-acre estate in The Springs and an elevated homesite in Cordillera Ridge can provide very different experiences even though all three are located within Cordillera Ranch.
That is why I would not approach a Cordillera Ranch home search by simply filtering for a Boerne address and a price range.
As a Luxury Real Estate Advisor working throughout San Antonio, Boerne and the surrounding Texas Hill Country, I think buyers should evaluate the specific section, homesite, club considerations and property almost as carefully as the house itself.
Here is what I would want a buyer to know before purchasing in Cordillera Ranch.
Where Is Cordillera Ranch?
Cordillera Ranch is located near Boerne in Kendall County, northwest of San Antonio.
According to the community, the main entrance is on Highway 46, less than a mile west of FM 3351 near Bergheim. Cordillera Ranch states that downtown Boerne is within approximately 10 miles, while The Shops at La Cantera and The Rim are within approximately 20 miles.
That location helps explain why Cordillera Ranch attracts buyers who want a more expansive Hill Country setting while maintaining access to Boerne and San Antonio.
However, buyers should not assume that every Cordillera Ranch property has the same drive time.
The community encompasses approximately 9,100 acres, so where a home is located within the Ranch matters.
I recommend driving the actual route from a property to work, Boerne, San Antonio or other destinations you expect to visit regularly rather than relying exclusively on a general map estimate.

The current official Cordillera Ranch FAQ describes the community as encompassing approximately 9,100 acres of Texas Hill Country.
That scale is a major part of what distinguishes it from many other luxury communities around San Antonio and Boerne.
Rather than one uniform residential environment, buyers encounter different sections, elevations, lot sizes, views, utility arrangements and proximity to amenities throughout the Ranch.
For me, this creates an important rule for buyers:
Do not treat every Cordillera Ranch property as a direct comparable simply because it is located inside the same community.
Homesite quality, section, acreage, elevation, views, architecture, construction quality, club proximity and improvements can all materially influence value.
What Are Homes Like in Cordillera Ranch?
Cordillera Ranch real estate includes custom luxury residences, golf-course homes, villa-style properties, acreage estates, newer construction and undeveloped homesites.
That variety is one of the community's strengths, but it also makes property comparisons more complicated.
Depending on the individual home, buyers may encounter features such as:
- Custom Hill Country architecture
- Contemporary or transitional custom design
- One-acre-plus homesites
- Golf-course frontage
- Guadalupe River frontage
- Long-distance Hill Country views
- Extensive outdoor living areas
- Pools and spas
- Guest accommodations
- Oversized or multiple-car garages
- Equestrian-oriented acreage
At this level of the market, price per square foot alone rarely tells the entire story.
A smaller home on an exceptional elevated homesite with extensive improvements can have a very different value proposition from a larger residence on a less distinctive site.

For example, The Springs of Cordillera Ranch currently includes estate homesites ranging from approximately one to seven-plus acres, while Cordillera Ridge contains a limited collection of approximately two- to 4.5-acre estate homesites.
Other portions of the Ranch include different lot configurations, including villa-style properties and larger acreage estates.
For buyers prioritizing land, I recommend evaluating more than the acreage number.
I also look closely at:
- Usable land
- Elevation
- Slope
- Drainage
- Tree coverage
- Orientation
- Views
- Rock and limestone conditions
- Easements
- Building setbacks
- Utility locations
- Potential future improvements
Two three-acre homesites can provide completely different building and ownership experiences.

The Springs is one of the areas buyers may encounter within Cordillera Ranch.
The community describes The Springs as an acreage-oriented environment with approximately one- to seven-plus-acre estate homesites, Hill Country views, trails, Panther Creek and opportunities for Guadalupe River frontage or access depending on the individual property.
Some portions also include central underground utilities.
The Springs can be particularly relevant for a buyer who likes Cordillera Ranch but places more emphasis on acreage, natural terrain and outdoor space than immediate proximity to the golf clubhouse.
As with any section of the Ranch, buyers should verify the exact utilities, restrictions, access and property characteristics for the specific homesite they are considering.
What Is Cordillera Ridge?
Cordillera Ridge offers another distinctly different environment.
According to Cordillera Ranch, the gated enclave occupies the highest point in the Ranch at approximately 1,570 feet in elevation and contains 15 estate homesites ranging from approximately two to 4.5 acres.
The appeal is largely tied to elevation, estate-sized homesites and long-distance Hill Country views.
This is a good example of why I encourage buyers to learn the individual sections rather than searching Cordillera Ranch as though it were one uniform neighborhood.
Does Cordillera Ranch Have a Golf Course?
Yes. The Golf Club at Cordillera Ranch features a Jack Nicklaus Signature golf course.
The current community FAQ identifies it as a 7,464-yard, par-72 layout from the back tees.
For buyers who prioritize golf, proximity and orientation to the course can become part of the real estate decision.
Some buyers want a golf-course view and convenient access to club facilities. Others prefer more acreage and separation farther into the Ranch.
Neither approach is automatically better.
The right property depends on how much the golf and club environment will actually factor into your day-to-day lifestyle.
What Are The Clubs of Cordillera Ranch?
The private Clubs of Cordillera Ranch are a major part of the community's identity.
According to Cordillera Ranch, the club environment encompasses seven lifestyle categories:
- Golf
- River
- Rod and Gun
- Equestrian
- Spa and Athletic
- Social and Dining
- Tennis, Pickleball and Swim
This creates a broader recreational environment than buyers may expect from a conventional golf community.
Current club facilities and programs include golf, dining, fitness, spa services, swimming, tennis, pickleball, equestrian activities and river-oriented recreation.

Is Club Membership Included When You Buy a Home?
Do not assume that purchasing property automatically provides the club membership you want.
Property ownership and club membership need to be evaluated separately.
The community currently states that club membership is not required for property owners in most areas, although Clubs Village is an exception where membership is required.
Cordillera Ranch also currently offers different membership classifications, and availability or privileges can vary.
If golf or another club amenity is important to your purchase decision, I would verify the current membership opportunity associated with the specific property before finalizing the transaction.

Does Cordillera Ranch Have Guadalupe River Access?
Yes. Cordillera Ranch states that more than five miles of the Guadalupe River flow through the community.
River recreation is integrated into the broader club and outdoor environment, with opportunities that can include kayaking, canoeing, tubing and fishing depending on applicable access and membership privileges.
The community also identifies a private riverside park and river-oriented facilities.
For real estate buyers, however, there is an important distinction between living within a community that includes river amenities and owning a property with actual Guadalupe River frontage.
If river frontage is part of what you are paying for, verify the survey, boundaries, flood information, access and property-specific conditions rather than relying on marketing language alone.
What Utilities Serve Cordillera Ranch?
This is an important due-diligence question because utilities vary within the Ranch.
Current community information indicates that some sections have central water and wastewater service, while other units require individual wells and septic systems.
Electric providers can also vary by location.
I would never assume that the utility configuration of one Cordillera Ranch property applies to another.
Before purchasing, verify the specific home's:
- Water source
- Wastewater or septic system
- Electric provider
- Propane or gas system where applicable
- Internet service
- Irrigation system
This becomes especially important when comparing an existing residence with an undeveloped homesite.
Can You Build a Custom Home in Cordillera Ranch?
Yes, custom-home opportunities may be available on undeveloped homesites.
But buying land in the Hill Country requires more analysis than finding a lot with a beautiful view.
Before purchasing a Cordillera Ranch homesite for construction, I would want the buyer, builder and appropriate professionals to understand:
- Architectural requirements
- Builder requirements and approvals
- Building envelope
- Setbacks
- Easements
- Topography
- Drainage
- Rock excavation
- Tree preservation
- Utility availability
- Well and septic requirements where applicable
- Site-development costs
A homesite with a lower purchase price is not necessarily the less expensive lot to build on.
Hill Country slope, limestone, retaining requirements, driveway design and utility infrastructure can materially change the total construction budget.
This is why I prefer to evaluate the land and proposed home together rather than treating them as two unrelated purchases.

How Does Cordillera Ranch Compare With The Dominion?
The biggest distinction is the overall setting.
The Dominion provides an established luxury residential and private-club environment within northwest San Antonio near the I-10 and Loop 1604 corridor.
Cordillera Ranch extends much farther into the Texas Hill Country and provides broader opportunities for acreage, river recreation, outdoor amenities and larger custom homesites.
A buyer whose daily routine centers around northwest San Antonio may place greater value on The Dominion's location.
A buyer who prioritizes acreage, Hill Country surroundings and the Cordillera club environment may be willing to accept additional drive time.
I would encourage a relocation buyer to experience both before deciding based solely on photographs.
How Does Cordillera Ranch Compare With Anaqua Springs Ranch?
Both communities can appeal to buyers searching for custom luxury homes and larger homesites northwest of San Antonio.
The difference becomes clearer when you examine the lifestyle infrastructure.
Cordillera Ranch is substantially larger and includes the Jack Nicklaus Signature golf course, extensive private-club amenities and more than five miles of Guadalupe River frontage.
Anaqua Springs Ranch provides a smaller, acreage-oriented guarded and gated environment without the same club-centered structure.

Fair Oaks Ranch and Cordillera Ranch can both enter the conversation for buyers moving northwest of San Antonio, but they are not interchangeable.
Fair Oaks Ranch includes a broader mix of established neighborhoods and residential environments, while Cordillera Ranch is a large private master-planned luxury community built around custom homes, acreage and extensive club and outdoor amenities.
