A $1 million home budget can mean very different things depending on where you are buying in the United States.
In San Antonio, it still opens the door to a surprisingly broad range of luxury properties.
Depending on the neighborhood, buyers around the $1 million price point may find newer construction, established estate homes, gated communities, larger lots, pools, outdoor living spaces and even opportunities to move farther into the Texas Hill Country.
But there is an important catch: $1 million does not buy the same house everywhere in San Antonio.
A seven-figure budget in Stone Oak can look considerably different from the same budget in The Dominion or Shavano Park. Move toward Boerne or Fair Oaks Ranch, and the equation changes again.
If you are considering buying a luxury home in San Antonio in 2026, here is how I would think about a $1 million budget.
Is $1 Million Considered Luxury in San Antonio?
Yes, although San Antonio remains relatively affordable compared with many other major luxury markets in the United States.
Recent national luxury-market research has placed San Antonio among the more affordable major metropolitan areas for luxury housing. That helps explain why buyers relocating from more expensive markets are sometimes surprised by the amount of home, land and amenities available here.
At the same time, buyers should not assume that every $1 million property is comparable.
Location, lot size, age, architecture, condition, renovations, pool and outdoor improvements can create substantial differences in value even among homes with similar square footage.
That is particularly important when comparing San Antonio's individual luxury communities.
What Can $1 Million Buy in The Dominion?
The Dominion is one of San Antonio's most recognizable luxury communities and remains an important starting point for buyers seeking a gated, master-planned environment.
Around the $1 million range, buyers should understand that they are generally not shopping at the top of The Dominion market.
The community contains substantial custom estates priced well above this level, but it also includes a variety of home sizes, ages and individual sections.
Depending on current inventory, a buyer around $1 million may need to make tradeoffs between:
- Home size
- Age and level of renovation
- Lot size
- Location within the community
- Outdoor improvements
- Architectural style
For some buyers, the value proposition is less about maximizing square footage and more about gaining access to The Dominion's controlled-access environment and established luxury setting.

What Can $1 Million Buy in Shavano Park?
Shavano Park presents a different opportunity.
Rather than being one master-planned development, Shavano Park is an incorporated city surrounded by San Antonio with a mixture of established neighborhoods, larger homesites and newer luxury construction.
At approximately $1 million, buyers may encounter established homes where the lot itself is an important part of the property's appeal.
Mature trees, privacy and land can sometimes take priority over having the newest finishes or largest possible house.
Other properties may have already undergone substantial renovations, while newer luxury enclaves can command different pricing altogether.
This makes condition particularly important when evaluating Shavano Park.
A seemingly less expensive home that needs a kitchen, bathrooms, flooring, windows, roof or major mechanical updates can quickly require a significant additional investment.
What Can $1 Million Buy in Stone Oak?
Stone Oak can stretch a $1 million budget differently.
The area contains a broad collection of neighborhoods and price points rather than one uniform housing market.
Luxury buyers can find gated communities, larger homes and custom properties throughout the area, with some of the upper-end inventory extending considerably beyond $1 million.
Compared with some other luxury areas, buyers around this price point may be able to prioritize a combination of square footage, bedrooms, entertaining space and neighborhood amenities.
However, there can still be significant differences between an extensively updated property and a larger home that retains older finishes.
For buyers who want to remain in North San Antonio and value convenient access to the US-281 and Loop 1604 corridors, Stone Oak deserves consideration.
What About Hill Country Village?
Hill Country Village is one of the areas I would watch closely if land is a major priority.
The community is known for larger residential properties, mature trees and a lower-density environment despite being surrounded by North San Antonio.
But buyers should recognize that $1 million may involve compromises.
A property may offer the land and location you want while requiring renovation. Another may have an updated house but less of the acreage or privacy you originally envisioned.
This is a market where I would pay particularly close attention to the value of the homesite itself rather than comparing properties solely on price per square foot.

Can $1 Million Buy More if You Move Toward the Hill Country?
Potentially, but there are important tradeoffs.
Expanding a home search northwest toward Boerne and Fair Oaks Ranch can introduce different opportunities for larger homesites, newer construction and Hill Country surroundings.
Fair Oaks Ranch is a particularly useful example because its housing inventory spans a wide range.
Buyers can encounter established homes, golf-course properties, gated neighborhoods and larger custom residences throughout the area.
Boerne expands the search even further, with everything from newer master-planned communities to custom homes and acreage properties.
But moving farther from San Antonio simply to get more house is not always the right decision.
Your commute and daily routine should be part of the calculation.
Should You Buy a Newer Home or an Older Luxury Home?
This is one of the biggest decisions buyers around $1 million face in San Antonio.
Newer homes may provide more current floor plans, energy-efficient systems and finishes that require fewer immediate updates.
Established luxury properties can provide things that are difficult to recreate, including mature trees, larger homesites and locations where very little new land remains available.
The mistake is comparing the two solely by price per square foot.
I would instead compare the total package.
- How much would renovations cost?
- Does the newer home need a pool or landscaping?
- How valuable is the lot?
- How old are the roof and HVAC systems?
- Has the kitchen been renovated?
- Are the windows original?
- Does the property already have finished outdoor living space?
- What improvements would you make after closing?
A $950,000 home requiring $200,000 in improvements is a very different purchase from a $1.1 million home that already has most of what you want.
How Much Does a Pool Matter at the $1 Million Price Point?
Quite a bit, especially when comparing otherwise similar luxury properties.
A pool does not automatically add its construction cost dollar-for-dollar to a home's market value, but buyers should still consider the cost and inconvenience of adding one after closing.
The same applies to outdoor kitchens, covered patios, landscaping and other completed outdoor improvements.
When I compare luxury properties for buyers, I look at these improvements as part of the overall value proposition rather than simply comparing interior square footage.
Why Price Per Square Foot Can Be Misleading
Price per square foot can be a useful data point, but it should rarely determine whether a luxury home is fairly priced.
Consider two homes that are both 4,500 square feet.
One may sit on a smaller lot with original finishes and no pool.
The other may have been extensively renovated, include a pool and outdoor kitchen, offer a three-car garage and sit on a significantly better homesite.
Those properties should not necessarily sell for the same price simply because their square footage is similar.
Luxury real estate requires more detailed adjustments for condition, land, architecture, amenities, location and improvements.
Where Would I Start With a $1 Million San Antonio Budget?
I would start with your priorities rather than the neighborhood name.
If controlled access and an established luxury community matter most, I would explore The Dominion.
If mature trees, larger lots and a central North San Antonio location are priorities, I would look closely at Shavano Park and Hill Country Village.
If you want North San Antonio convenience and potentially more square footage for the budget, Stone Oak deserves consideration.
If Hill Country surroundings or additional space are more important, I would expand the search toward Fair Oaks Ranch and Boerne.
