Hill Country Village, San Antonio: What Luxury Home Buyers Should Know in 2026

Some of San Antonio's most distinctive luxury real estate is not located behind the gates of a large master-planned community.

Hill Country Village is a good example.

This small independent municipality in North Central San Antonio offers something that has become increasingly difficult to replicate: substantial residential properties, mature trees, established estate homes and a location surrounded by the larger San Antonio metropolitan area.

For buyers comparing The Dominion, Shavano Park, Stone Oak and other North San Antonio luxury markets, Hill Country Village deserves to be evaluated differently.

The attraction is less about a long list of shared neighborhood amenities and more about the individual property, the land beneath it and the ability to own an estate-style residence while remaining within the city.

Where Is Hill Country Village?

Hill Country Village is an incorporated municipality located in North Central San Antonio in Bexar County.

Although it is surrounded by the larger San Antonio metropolitan area, Hill Country Village operates as its own city.

That distinction is important.

A property that appears to be in the same general part of North San Antonio may actually fall within the City of San Antonio, Hill Country Village, Shavano Park or another jurisdiction.

For a luxury buyer, I recommend confirming the actual municipality and property boundaries rather than relying solely on a ZIP code, online neighborhood label or listing description.

What Makes Hill Country Village Different?

Land is one of the defining characteristics of Hill Country Village.

Many buyers discover the area because they want more space around the house without moving farther northwest toward Boerne or deeper into the Texas Hill Country.

Instead of a dense master-planned environment, buyers encounter an established residential setting where the homes, architecture, landscaping and individual properties can vary considerably.

That can appeal to buyers looking for:

  • Estate-style residential properties
  • Substantial homesites
  • Mature trees and established landscaping
  • Custom homes
  • Renovated older residences
  • Opportunities to remodel or rebuild
  • Space for pools and outdoor living
  • A North Central San Antonio location

It also means Hill Country Village is not a market I would evaluate using subdivision-wide averages alone.

Is Hill Country Village Part of San Antonio?

Hill Country Village is part of the greater San Antonio area, but it is its own incorporated city.

That is similar in concept to nearby Shavano Park, which is also an independent municipality surrounded by the larger San Antonio area.

This matters for buyers because municipal jurisdiction can affect items such as permitting, zoning, property taxes and local regulations.

When comparing homes that appear geographically close to one another, I recommend confirming the actual jurisdiction for each individual address.

What Are Homes Like in Hill Country Village?

There is no single Hill Country Village house.

That is one of the reasons I find the market interesting.

Buyers can encounter established ranch-style homes, extensively renovated residences, traditional estates and newer custom construction.

Some properties are valuable primarily because of the existing home.

Others may attract buyers because of the homesite itself.

At the luxury level, features can include:

  • Large primary residences
  • Substantial residential lots
  • Custom architecture
  • Swimming pools
  • Outdoor kitchens and entertaining areas
  • Guest accommodations
  • Detached structures
  • Multiple garage spaces
  • Extensive landscaping
  • Renovated kitchens and bathrooms

The variation between properties is exactly why buyers should be careful with automated valuations and simple price-per-square-foot comparisons.

How Much Do Homes Cost in Hill Country Village?

Hill Country Village is firmly part of San Antonio's luxury market, but its small number of properties makes short-term pricing statistics unusually sensitive to which homes happen to sell.

Zillow's Home Value Index estimated the typical Hill Country Village home value at approximately $1.27 million as of August 31, 2026, up approximately 2.1% from the previous year.

Buyers can review the latest Hill Country Village housing data from Zillow.

However, I would be very careful about treating that number as the value of an individual property.

Hill Country Village has relatively few transactions compared with larger San Antonio neighborhoods. One unusually large, renovated or expensive estate can materially change a short-term median.

Individual homes can also vary dramatically in size, condition, age, architecture and land value.

For that reason, I would evaluate a Hill Country Village property at the property level rather than simply applying a citywide average.

Why Price Per Square Foot Can Be Misleading Here

Hill Country Village is exactly the type of market where price per square foot should be used carefully.

Consider two homes with similar interior square footage.

One might have been extensively renovated with a newer pool, outdoor living area, updated mechanical systems and a highly usable homesite.

The other might need substantial cosmetic and mechanical improvements.

Their square footage may be similar.

Their value proposition is not.

I would also consider:

  • Actual homesite size
  • Usable land
  • Location within Hill Country Village
  • Home orientation
  • Architecture
  • Construction quality
  • Renovation level
  • Roof and major-system ages
  • Pool and outdoor improvements
  • Guest or accessory structures
  • Garage capacity
  • Current competing luxury inventory

Hill Country Village vs. Shavano Park

Hill Country Village and Shavano Park are natural comparisons because both offer established luxury properties in North Central San Antonio.

Both are also independent municipalities rather than individual master-planned subdivisions.

But I would not assume the two markets are interchangeable.

Hill Country Village is particularly compelling for buyers whose search starts with the homesite and an estate-style setting.

Shavano Park offers its own mix of established larger properties, newer luxury construction and individual subdivisions.

Instead of asking which community is universally better, I would compare the actual properties available at the same budget.

Look at:

  • Lot size and usability
  • Age of the home
  • Renovation level
  • Architecture
  • Pool and outdoor living
  • Garage configuration
  • Municipal location
  • Applicable deed restrictions or HOA requirements
  • Property taxes
  • Daily driving patterns

Those differences usually make the decision clearer than the neighborhood name alone.

Hill Country Village vs. The Dominion

These two luxury markets provide very different residential experiences.

The Dominion is a large master-planned luxury community with controlled access, private roads, numerous residential sections and a private country club located within the development.

Hill Country Village is an independent municipality characterized by individual estate properties rather than one unified luxury development.

A buyer prioritizing a controlled-access community, private roads and an optional country-club environment may gravitate toward The Dominion.

A buyer whose priorities begin with land, an established estate setting and North Central San Antonio may prefer Hill Country Village.

Neither is automatically the better luxury market.

They solve different problems for different buyers.

Hill Country Village vs. Stone Oak

Stone Oak offers another useful comparison.

Stone Oak is a much larger master-planned area containing numerous individual subdivisions and homeowners associations.

Buyers can find a wide range of price points there, including gated and custom-home communities.

Hill Country Village is smaller and more estate-oriented.

For a buyer who wants a broader selection of homes, neighborhood amenities or gated-community options, Stone Oak may provide more choices.

For someone prioritizing the individual homesite and a lower-density estate environment, Hill Country Village may deserve more attention.

Should You Buy an Older Home and Renovate It?

Potentially—but I would evaluate the house, homesite and renovation budget together before deciding.

One of the opportunities in established luxury markets is purchasing a property with a desirable lot and updating the home.

But renovation costs can add up quickly.

Before purchasing an established Hill Country Village property with major renovation plans, I would want to understand:

  • Structural condition
  • Roof age and condition
  • HVAC systems
  • Electrical system
  • Plumbing
  • Windows and doors
  • Foundation
  • Drainage
  • Pool condition
  • Septic or utility considerations where applicable
  • Renovation scope
  • Permitting and zoning requirements
  • Expected value after improvements

A beautiful homesite can justify taking on a renovation for the right buyer, but the numbers should make sense before closing.

What About Tearing Down and Building New?

Some established properties can attract buyers interested primarily in the land and the opportunity to create a new custom residence.

That strategy requires additional due diligence.

Before assuming a particular design can be built, buyers should review the property's zoning, setbacks, restrictions, utilities, drainage, trees and other site-specific constraints.

The City of Hill Country Village maintains its own zoning regulations and zoning map. Buyers planning substantial construction should review current requirements directly with the city and the appropriate professionals before purchasing.

Does Hill Country Village Have an HOA?

Hill Country Village should not be treated like one master-planned HOA community.

It is an incorporated municipality.

However, that does not mean buyers should assume an individual property has no private restrictions.

Deed restrictions, easements and other property-specific requirements may still apply.

I recommend reviewing the title commitment, survey, deed restrictions and other applicable documents for the individual property during the purchase process.

What Should Buyers Know About Property Taxes?

Property taxes should be evaluated for the specific address rather than estimated using one generic San Antonio percentage.

Hill Country Village is its own municipality, so a buyer comparing it with a nearby San Antonio or Shavano Park property should identify the actual taxing jurisdictions associated with each home.

The seller's current tax bill also may not represent what a buyer will ultimately pay after purchasing the property.

What About Schools?

Buyers should verify current public-school attendance boundaries using the individual property address before purchasing.

School assignments can change, and online real estate portals are not a substitute for confirmation from the applicable school district.

If school attendance is part of your home search, I recommend identifying the exact property first and then verifying its current assignment directly with the district.

Is Hill Country Village a Good Choice for an Acreage Buyer?

For buyers who want more land without moving farther into the Hill Country, Hill Country Village can be particularly compelling.

But acreage inside North Central San Antonio and acreage outside Boerne are very different products.

A Hill Country Village buyer may prioritize proximity to San Antonio alongside land.

A buyer moving farther toward Boerne, Bulverde, Spring Branch or Cordillera Ranch may have access to larger tracts or a more rural Hill Country setting, but the location and daily driving patterns change.

Why Low Sales Volume Matters

One of the most important things to understand about Hill Country Village real estate is that it is a small market.

That affects both buyers and sellers.

For buyers, there may be periods when very few properties matching your criteria are available.

For sellers, there may be relatively few recent transactions that closely resemble the property being sold.

This can make broad market statistics volatile.

For example, a few high-value estate sales can move a median substantially even if the underlying value of every property in the city has not suddenly changed.

That is why I place more weight on property-specific comparable sales, competing inventory and the characteristics of the individual estate than on a single monthly median.

What Should You Inspect Carefully?

Because much of Hill Country Village is established, the age and condition of major systems can matter just as much as cosmetic finishes.

Depending on the property, buyers may want particularly careful evaluation of:

  • Foundation and structural components
  • Roof
  • HVAC equipment
  • Electrical systems
  • Plumbing
  • Windows and exterior doors
  • Drainage and grading
  • Pool and equipment
  • Irrigation
  • Outbuildings or guest structures
  • Trees and landscaping
  • Any property-specific utility or wastewater systems

A beautifully renovated interior does not necessarily mean the underlying systems have been updated.

Likewise, an older home that appears cosmetically dated may have excellent bones and significant improvements behind the walls.

I prefer evaluating the complete property rather than making assumptions based on appearance.

Who Is Hill Country Village Best Suited For?

Hill Country Village may deserve a closer look if your priorities include:

  • A substantial homesite
  • An estate-style property
  • Mature landscaping
  • A North Central San Antonio location
  • Custom or architecturally distinctive homes
  • Renovation or custom-building potential
  • More space around the home than many traditional subdivisions provide

It may be less aligned with a buyer specifically seeking a large master-planned community, extensive shared amenities or a country-club-centered residential environment.

That buyer may also want to compare The Dominion, Stone Oak or Cordillera Ranch.
